Sycamore Township has a new luxury apartment community on Grooms Road. Paragon Ranch, a 300-unit development built by CIG Communities at 11600 Grooms Road near Interstate 275, held its ribbon-cutting on Tuesday, July 21.

The $75 million farmhouse-style project covers 13.7 acres on the east side of Grooms Road, placing it in northern Sycamore Township with direct access to job centers in Blue Ash, Kenwood, Montgomery and Mason. The Cincinnati Business Courier described it as "a rare multifamily project just inside the beltway in Cincinnati's northern suburbs" in its June 1 reporting.

Trustees Tom Weidman and Tracy Kellums attended the ceremony, according to the township's official X account.

CIG Communities broke ground in October 2024 and wrapped construction on the first seven buildings by early summer 2026, according to the Business Courier.

Paragon Ranch offers studio, one-bedroom, two-bedroom and three-bedroom floor plans ranging from 570 to 1,346 square feet. Monthly rents as of Tuesday, July 21, start at $1,561 for a studio, $1,735 for a one-bedroom, $2,166 for a two-bedroom and $2,949 for a three-bedroom, according to Trulia listing data. A one-month-free move-in special is also listed.

Units include quartz countertops, island kitchens, in-unit washers and dryers, and private balconies or patios, according to the listing.

Community amenities include a pool, fitness center, pet spa and business center, according to the property's website.

Construction timeline

CIG Communities initially announced plans for nearly 400 apartments when it broke ground in October 2024, according to the Business Courier. The more recent June 2026 reporting puts the completed project at 300 units. The discrepancy may reflect a scope change during construction.
